The one thing that I am pretty sure of is when rates come down a bit, houses prices are going to go nuts again. The fed hasn't been able to do much with housing because lack of supply and people aren't willing to give up their 3% mortgage that they have locked in. And I don't think it will have to come down much, probably in the range of 5.5% on a 30 year is my guess to get things moving again.

 
It’s funny my boss was just talking about this earlier this morning. Apparently they still can’t keep homes in stock around here as soon as they are listed they are sold. But the difference is they are all cash deals, no one is financing. Even being all cash deals that can’t keep a house on the market around here.

 
There is a lot of money out there. And yes, the people with all cash obviously don't care about rates. Higher the better for them as they could potentially get a little better deal.

 
Well they are basically the same, from 7.75 to 7.83. I believe the other chart was from 1 week ago. I was just posting to show current rate of 7.83%.
